AC & Comfort Tips

Practical advice for keeping your system running well in Southwest Florida β€” and knowing when it's time to call a pro.

Why It Matters

Southwest Florida Is Hard on AC Systems

Year-round heat, high humidity, salt air, and long run times put more stress on an AC system here than almost anywhere else in the country. A little routine attention goes a long way toward avoiding breakdowns during the hottest months.

General guidance only. These tips are for routine homeowner upkeep. Anything involving refrigerant, electrical components, or opening the air handler or condenser should be handled by a licensed HVAC contractor β€” in Florida, that requires a Certified Air Conditioning Contractor license.

Air Filters

A dirty filter is the single most common cause of a poorly performing AC system. It restricts airflow, makes the system work harder, and can lead to a frozen coil.

  • Check standard 1" filters monthly; replace every 1-3 months depending on pets and dust
  • Thicker 4"-5" media filters typically last 6-12 months
  • Hold it up to a light β€” if you can't see light through it, replace it

AC Not Cooling

Before you call, a few quick checks can save you a service fee β€” or help our tech diagnose the issue faster.

  • Confirm the thermostat is set to "cool" and below room temperature
  • Check the breaker panel for a tripped breaker
  • Look for a full condensate drain pan β€” many systems shut off automatically when it's full
  • Replace the filter if it's dirty β€” this is the most common fix
Still not cooling? If the outdoor unit isn't running, ice has formed on the lines, or you smell anything unusual, turn the system off and call us rather than troubleshooting further.

Strange Noises & Smells

Most AC systems run quietly. New noises or smells are usually an early warning sign worth paying attention to.

  • Grinding or squealing β€” often a failing motor bearing or belt
  • Clicking that repeats β€” can indicate an electrical or capacitor issue
  • Musty smell β€” usually moisture or mold in the ductwork or drain pan
  • Burning smell β€” turn the system off and call a licensed tech right away

Thermostat & Energy Bills

Small setting changes add up over a Naples summer.

  • Set it and leave it β€” constantly adjusting the temperature doesn't cool a home faster
  • A smart or programmable thermostat can bump the temperature up a few degrees while you're away
  • Close blinds during peak sun hours to reduce heat load on the system

Humidity & Mold Prevention

An undersized, poorly maintained, or oversized AC system can leave a home cool but humid β€” and humidity is what drives mold growth. A properly sized, well-maintained system is one of the best defenses a home has.

  • Indoor humidity above ~60% is a warning sign, even if the air feels cool
  • Keep the condensate drain line clear to prevent standing water and mold
  • Ask about a whole-home dehumidifier if humidity stays high even with the AC running

Hurricane Season Prep

Outdoor condensing units take a beating during Southwest Florida storm season.

  • Clear debris and yard items from around the outdoor unit before a storm
  • Shut off power to the unit if flooding is likely, and don't restart a flooded unit yourself
  • After a storm, have the system inspected before running it if it was exposed to wind-driven rain or debris

Preventive Maintenance

Most manufacturers recommend professional service twice a year β€” once before cooling season and once mid-year β€” to keep warranties valid and catch small issues early.

  • Coil and blower cleaning improve efficiency and airflow
  • A refrigerant charge check catches slow leaks before they cause a breakdown
  • Electrical connections get tightened before heat and vibration loosen them
